These terms and conditions govern your use of the website britannia-chambers.co.uk (the "Website") and any booking you make through it. By accessing and using our Website, you accept and agree to be bound by these terms. If you do not agree, please do not use our Website.

The Website is operated by M1 SA Ltd, a company registered in England and Wales.

2. Use of the Website

The Website is provided to allow you to browse our available holiday accommodation, make bookings, and submit enquiries.

You agree to use the Website only for lawful purposes and in a way that does not infringe the rights of others or restrict their use and enjoyment of the Website. You must not misuse the Website by knowingly introducing viruses, trojans, or other material that is malicious or technologically harmful. You must not attempt to gain unauthorised access to the Website, the server on which it is stored, or any server, computer, or database connected to the Website.

3. Property Listings

All property listings, descriptions, photographs, and prices displayed on the Website are provided for general information only. While we make every effort to ensure the information is accurate and up to date, we do not guarantee that all information is complete, accurate, or current at all times. Property descriptions and images are intended to give a general impression of the property. Furnishings and items shown in photographs may differ slightly from the actual property. Rental prices shown on the Website are indicative and may vary depending on dates, season, and length of stay. The confirmed price will be shown at the point of booking through our booking system.

4. Bookings

Making a Booking

Bookings are made through our online booking system powered by Lodgify. When you submit a booking, you are making an offer to enter into a short-term holiday let agreement with us. A binding contract is formed when we confirm your booking (either automatically through the booking system or by email).

Who Can Book

The lead guest making the booking must be at least 18 years of age. By making a booking, you confirm that you are authorised to accept these terms on behalf of all members of your party.

Accuracy of Information

You are responsible for ensuring that all information provided during the booking process is accurate and complete, including guest names, contact details, and the number of guests.

5. Prices and Payment

All prices are quoted in British Pounds (GBP) and are inclusive of VAT where applicable. Payment is processed securely by Stripe through our booking platform Lodgify. We accept major credit and debit cards, Google Pay, and Apple Pay. Full payment or a deposit (as specified at the time of booking) is required to confirm your reservation. The balance of any outstanding amount must be paid by the date specified in your booking confirmation. We do not store your full payment card details on our systems. All payment data is handled by Stripe in compliance with PCI DSS security standards.

6. Cancellation Policy

Our cancellation policy is as follows:

  • Cancellations made more than 14 days before the check-in date: full refund.
  • Cancellations made less than 14 days before the check-in date: no refund.
  • No-shows: no refund.

All cancellations must be made in writing by email to info@britannia-chambers.co.uk. Refunds will be processed to the original payment method within 14 days of the cancellation being confirmed.

We reserve the right to cancel a booking in exceptional circumstances. In such cases, you will be offered a full refund or alternative dates where possible.

7. Check-In and Check-Out

Check-in and check-out times will be confirmed in your booking confirmation. Early check-in or late check-out may be available on request but cannot be guaranteed.

You will receive check-in instructions (including key collection or access code details) by email prior to your arrival. Please ensure you provide a valid email address at the time of booking.

8. Guest Responsibilities

During your stay, you agree to:

  • Treat the property and its contents with reasonable care.
  • Not exceed the maximum number of guests stated in your booking.
  • Not use the property for any unlawful purpose.
  • Not hold parties, events, or gatherings that may cause disturbance to neighbours or other occupants of the building.
  • Not smoke inside the property.
  • Not bring pets unless expressly agreed in writing prior to arrival.
  • Report any damage, breakages, or maintenance issues to us promptly.
  • Leave the property in a reasonable condition upon departure.

We reserve the right to charge for any damage to the property or its contents caused during your stay, beyond normal wear and tear.

9. Our Responsibilities

We will make reasonable efforts to ensure the property is clean, safe, and in good working order for your arrival. If any issues arise during your stay that affect your enjoyment of the property, please contact us as soon as possible and we will endeavour to resolve them promptly. We do not accept liability for any temporary failure or interruption of services (such as WiFi, heating, or hot water) that is beyond our reasonable control.

10. Liability

To the fullest extent permitted by law: We do not accept liability for any loss or damage to your personal belongings during your stay. We do not accept liability for any indirect or consequential loss arising from your booking or stay. We do not guarantee that the Website will be available at all times or that it will be free from errors or viruses. We reserve the right to withdraw or amend the Website without notice.

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by English law.

11. Intellectual Property

All content on the Website, including text, images, logos, graphics, photographs, and design, is owned by M1 SA Ltd or its licensors and is protected by copyright and other intellectual property laws.
